The first National Conveyancing Week is being held across the UK this week. According to the event organisers, the purpose is to: Inform; Educate; Assist; Motivate; Reassure; Help recruit new entrants; Improve the profile of conveyancers and conveyancing and ensure fees can be set at and kept at an acceptable level.

To support this excellent campaign, Gordons Partnership is excited to be sharing the answers to some frequently asked questions relating to property, helping our clients feel at ease before entering the life-changing transaction of conveyancing.

In this article, we will explore the answers to some of our FAQs and give you an insight into the Gordons Partnership property department, including why we are proud to be a part of the NCW campaign.

What is conveyancing?

Conveyancing refers to the legal transfer of property ownership, encompassing sales, purchases, re-mortgages, transfers of equity, and other related matters. If you are involved in buying or selling a home, a property lawyer or conveyancer will be required to oversee this process. This typically involves conducting property searches and responding to enquiries, preparing necessary documentation, submitting applications to the Land Registry, and communicating with your mortgage provider, among other responsibilities.

What is the difference between a Freehold and a Leasehold property?

In essence, the distinction between a Freehold and a Leasehold property pertains to the ownership of the land on which the property is constructed. If you own a Freehold property, you possess both the property and the land it stands on. On the other hand, if you buy a Leasehold property, you do not have ownership of the land. This is commonly the case with flats and apartments, although only sometimes. Instead, you have possession of the property for a set term specified in the lease, a legal contract with the freeholder, often referred to as the landlord.

Can I use the same conveyancer for my purchase and sale?

It is usually advisable to use the same conveyancer for your purchase and sale so that it will save time during the process (one less party to liaise with), and funds can be transferred between the two transactions without delay.

Gordons Partnership is proud to support National Conveyancing Week

At Gordons Partnership, our conveyancing team is made up of 18 solicitors and licensed conveyancers across our London and Guildford offices. Gordons Partnership was formed in 1994 and has been offering conveyancing services since then. We have been working out of London for 29 years and Guildford for 25, assisting clients and supporting people in buying and selling their properties.

In addition to sales and purchases, our experienced team can support you with re-mortgages, lease extensions, lease drafting, deeds of variation and rectification.

In the past ten years, we have seen significant changes to the conveyancing process. In particular, we have seen the process move from a paper-based to a predominantly online process, catalysed by increased email communications for all business types. At Gordons, we welcome this change as not only does it aid efficiency and ensures that our firm is environmentally conscious and aware.

When considering the future, Gordons Partnership hopes to see improvements to the speed of the land registry process, particularly the registration of new leases. In addition, we hope to see further use of technology and maybe even electronic witnessing. We are aware that this can only be achieved by ongoing support to the industry, which is why we are proud to support National Conveyancing Week.
