Residential Conveyancing Fees

Despite what you might hear, there is no such thing as a standard conveyancing transaction. Each transaction is unique and fees and disbursements can vary according to the complexity and value of the transaction and depending on whether the properties involved are freehold or leasehold. Until we have spoken with you, we cannot predict every charge that will be incurred. However, we have set out below some figures to provide you with a guide to our charges. If you are thinking of selling, buying or remortgaging (or something a little more unusual) please do call or email our conveyancers to discuss your particular transaction.

Please note: where VAT is referred to, this is charged at standard rate, currently 20%.

  • Our charges
    • Freehold = 0.3% of the price, plus VAT, subject to a minimum charge of £1895 +VAT
    • Leasehold = 0.3% of the price, plus VAT subject to a minimum fee £2200 +VAT
  • Bank fee £30 plus VAT (per transfer – 2 or 3 envisaged per transaction)
  • Copy deeds £6 – £18 plus VAT

If the property you are selling is leasehold, we will also need to obtain a sale pack from the landlord and/or managing agents who look after the building. The price of these vary from landlord to landlord and, if the landlord’s consent is required for the sale to proceed, there will also be legal charges payable to the landlord’s solicitor.

 

Indicative charges/fees:

  • Landlord sale pack £200 – £500 incl VAT (per pack)
  • Landlord consent fee £500 – £1,000
  • Our charges
    • Freehold = 0.3% of the price, plus VAT, subject to a minimum charge of £1895 +VAT
    • Leasehold = 0.3% of the price, plus VAT subject to a minimum fee £2200 +VAT
    • Newly constructed property / assignment purchase = POA subject to a minimum charge of £2900 plus VAT. These types of transactions are very individual in terms of timescales and requirements and we will need to liaise with you for full details in order to provide a realistic quote.

  • Bank fee £30 plus VAT (per transfer – 2 or 3 envisaged per transaction)
  • Mortgage portal fee £25 +VAT
  • Stamp duty A variable amount depending on your circumstances
  • Land Registry fees A variable amount depending on the price you are paying
  • Land Registry searches Title search – £3 plus VAT per search
  • Bankruptcy search £2 plus VAT per name
  • Local search £200 – £400 incl VAT(these fees are dependent on the local council)
  • Drainage search £60
  • Environmental search £95
  • Seller’s solicitor Bank ID check £15 plus VAT

The process of mortgaging a property is similar to a purchase in terms of the legal work that has to be carried out for the lender.

  • Legal Fees £950 plus VAT
  • Bank fee £30 plus VAT (per transfer)
  • Copy deeds £6 – £18 plus VAT
  • Land Registry fee A variable amount depending on the value of the mortgage.

Again, if the property is leasehold, we will also have to obtain a sale pack from the landlord and/or managing agents who look after the building (see Guide to Sale Fees, above).

ID Checks

On all transactions, we will also need to verify your ID and, on a purchase, verify your source of funds.   We utilize a third party secure app (Thirdfort) in this respect and fees start at £15 plus VAT for a basic check.
